Over time any foundation can and will settle; how those settling issues are addressed will make the difference. While temporary patches and spot leveling of pier and beam homes can be more cost effective in the interim, they are basically just kicking the can down the road and will create more costly repairs in the future.
For pier and beam homes, we recommend whole house leveling, shooting every pier to find high and low, resetting and shimming each pier using only treated materials where needed, and we never use wedges between your piers and the sills.
While every structure is unique, and the unknowns are just that until a site visit is made to inspect the current foundation, the work to remedy settling issues is often similar. At times, additional sills and piers may be recommended to help carry the load of your structure and better disperse the weight. This can help slow the rate of settle over time.
Most pier and beam houses simply need to be releveled as stated above, but in some cases, additional work is required. Some structures may require a more substantial foundation such as concrete footings, concrete runners, or even steel pilings driven deep into the earth. This is often not the case, but at times may be needed or required.
If you have doors that drag, do not want to latch or lock, floors that rise and fall, siding that’s buckled, a roof line that is no longer straight, separation or cracking of interior and exterior wall coverings, you likely need to have your foundation checked.
